Villas at Somerset
1. Provisional booking
1.1. Will be held for seven days pending receipt of a completed booking form,
and full deposit or payment as appropriate.
1.2. Only the persons named on the booking form are allowed to stay in
the Condo. The Florida State Law prohibits subletting, sharing or
assigning.
1.3. Any persons not shown on the booking form will be asked to leave.
1.4. An adult must accompany persons under the age of 18.
2. Deposit / Security Deposit
2.1. A deposit of £100.00/$150.00 per week is required with the completed booking form.
2.2. Confirmation of booking will normally be made within seven days of
receipt of deposit. Once the booking is confirmed, the deposit will be
non-refundable but will be deducted from the full rental amount due.
2.3. Two weeks before arrival(one week with PayPal)we require the sum of £150.00 or $250.00
This represents a security deposit and will be refunded 10 days or
sooner, after your vacation pending a satisfactory inspection.
2.4. Notwithstanding the amount of the security deposit, you are liable
for all damage caused to the Condo. Thus the Owners reserve the
right to pursue you for further monies to cover malicious or
avoidable damage over and above the amount of the security deposit.
3.At the time of confirmation
3.1. An account will be issued showing the balance due. This is payable
eight weeks prior to the date of arrival.
3.2. Bookings made within eight weeks of arrival are payable in full
at the time of booking.
3.3. Full details and key collection will be sent to you after payment
has been received.
3.4. The owners reserve the right to cancel the booking if payment is
not received by the due date.
4. Cancellation
WE MOST STRONGLY RECOMMEND THAT YOU TAKE OUT HOLIDAY INSURANCE TO
COVER UNFORESEEN CIRCUMSTANCES WHICH MAY NECESSITATE CANCELLATION
OF YOUR HOLIDAY
The client may cancel the booking at any time after it has been confirmed.
Cancellation must be in writing.
The following cancellation charges will apply:
More than eight weeks before arrival Deposit forfeited
Between four and eight weeks before arrival 50% of total cost
forfeited
Less than 28 days before arrival 100% of total cost forfeited
5.Amendments
5.1. Any alterations to confirmed bookings can be made at owner’s
discretion
and the client’s request - an administration fee of £10.00/$18.00 will
be charged. Changes need to be notified in writing together with
the relevant fee.
6. Arrival / Departure
6.1. The rental commences at 4.00pm on the day of your arrival and
ceases at 10.00am on the day of departure. Failure to vacate the
property by this time will result in additional charges.
6.2. The property will be cleaned before your arrival and again on your
departure.
6.3. All rentals are inclusive of electricity, water and local sales
taxes.
6.4. A telephone is available for your use in the Condo, with local
calls being free of charge; you will need a phone card for long
distance or international calls.
7. Force Majeure
7.1. The owners or owner’s agent cannot accept, be responsible for, or
be liable in respect of loss, damage or changes caused by force
majeure (e.g. Strikes, floods, and closure of airports, weather
conditions or other events beyond our control.)
7.2. In the unlikely event of a complaint during your stay please
contact the Management Company. If you still feel your problem is
unresolved then contact us directly.
8. Liability
8.1. The owners or owners agent do not accept any liability
whatsoever for death, personal injury accidents, loss or damage to
persons or personal effects however caused.
8.2. Please bear in mind that our Condo is situated on a development,
which consists of both residential and vacation homes. Therefore,
the owners or owner’s agent cannot be held responsible for any
ongoing construction, alterations to existing houses or any noise
as a result thereof on or around the housing development.
9. Swimming Pool
9.1. The Swimming Pool at Somerset Villas is owned by the Homeowners,
but the Homeowners association actually deals with the day to day
running of it.
9.2. If you experience any problems with the Swimming Pool or other
shared facilities i.e. Tennis courts, please let our management
company or ourselves know of the problem and we will contact the
appropriate persons to correct problems.
Employees of the Homeowners association work in the clubhouse but
complaints come to us not them.
9.3. Swimming pools are dangerous and ours is not to be used by
children without adult supervision.
9.4 Pool hours vary with the seasons and weather and are controlled by
the Homeowners association.
10. Inventory Items
10.1. No inventory items must be removed from the Condo.
The only items allowed to be taken out, are the Pool towels.
However if not returned a charge will be made
10.2. Guests should check the property and report any damage to the
management company within 24 hours of their arrival.
10.3. Any breakages or damage must be reported to the management
company immediately.
11. Insurance
11.1. Clients are recommended to take out adequate holiday insurance to
cover all eventualities such as cancellation, accident, sickness
and damage.
12.No smoking or Pets policy.
Please note that the owners do not allow smoking or Pets within the Condo.
13. No Trailer or Boats.
Please note homeowners association does not allow Trailers or Boats or
very large vehicles to park on property
14 Pests.
14.1. We have a pest control company regularly service our property,you
may be contacted during your stay, so that they can make
arrangements to enter the property to complete this task.
14.2. Remember you are in Florida which has many pests & insects a lot
of these problems can happen and are out of our control, however if
you do experience any problem call us and we will correct it.
15.Maintenance.
14.1.To keep the property in it's prime condition our Homeowners association
has ongoing maintenance projects to complete, we appologise in advance for
any inconvieniance caused, this is out of our control.
15.Booking of the Condo infers agreement with the booking
terms and conditions even if the booking form has not been returned.
